wires need to touch for about 2 minutes. If the compressor begins working
after two minutes, the problem is with the thermostat. If the compressor
does not come on, it may be time to call a professional to service the
unit.

Look for a home inspector who takes pride in telling clients what they need to hear during their home inspection. Home inspectors who do not have years of experience have not had years of complaints behind them to hone their skills and to be made aware of what client expectations are.
Diagonal bracing, shear bracing, New Jersey home inspection
Diagonal bracing helps stops movement, twisting, racking or swaying of buildings and is commonly seen as 45 degree angle bracing between wooden deck columns. Many times diagonal bracing is used under or as a part of the wood sheathing that is installed on homes after they are framed and priror to application of exterior sheathing materials.
At one time all the sheathing on homes was diagonal tong and grove 1 x 6. This method of sheathing is no longer used as it is very expensive from a labor and material standpoint.
Sometimes metal bracing is used at a 45 degree angel under the sheathing. Although not used often it is an excellent idea to prevent shifting of a building. Bracing of this type is usually used in earthquake prone areas as if a building starts to twist, rack or sway it can either fall down or become so damaged it can not b repaired.
Diagonal bracing must be properly nailed in and secured in order for it to be effective.
Let in bracing is VERY effective. Commonly a 2 x 4 or 1 x 2 is installed (on the flat) into a grove cut into the 2 x 4 vertical framing. While much more difficult to install this type bracing is highly effective as not only does it use nails to hold it in place it is actually secured by the wood structure itself from movement.
During a home inspection diagonal bracing is seldom observed as it is covered on the exterior by installed sheathing and if it is on the interior it is covered by drywall.

Some ideas defy logic such as using unvented gas fireplaces that rely on complete burning of the natural gas or LP gas. When natural gas or LP gas do not completely burn, a toxic gas carbon monoxide will result.
Even when and if complete combustion does occur large amounts of moisture are generated that can have an adverse effect on the home.
Sometimes incomplete combustion can be caused by flames with ceiling fans, open doors or windows that allow a breeze to interfere with the flame and by moving or replacing the ceramic logs with unapproved logs.
Running a 50,000 BTU unvented appliance can allow 1/2 gallon of moisture to enter room air per hour (not at all a good thing)
Increased interior moisture leads to mold growth and other hazardous conditions.
Modifications to this type fireplace can cause hazardous conditions to occur. You are advised to install a carbon monoxide detector in the room with this unit. It is recommended that you have the gas company check all appliances before taking possession of the property and at least once every two years thereafter.

CLEARANCE UNDER BUILDING INSUFFICIENT FOR ACCESS:
This problem, for the most part, is found only in older buildings or in buildings that have been renovated by non professionals.
All floor joists and wood structural floors made out of wood should be at least 18″ above grade under buildings.
Even large wood girders which support joists or beams should have the same minimum clearance under them so access can be gained by crawling.
Wood which is too close to earth can not be easily accessed and is further endangered by rot and earth boring insects.
If you would not want to crawl under your home future worker may feel the same.
Home inspectors cannot traverse areas without sufficient clearance and may not have been able to fully view the underside of the structure.
Vents that terminate into an attic
Having a range hood duct terminate in the attic is not only introducing moisture into an attic (not a good idea) it can even be a fire hazard as cooking grease begins to coat the wood structure in the attic.
Bathroom vents into the attic also intr0duce warm moisture into the attic causing additional problems.
Clothes dryers that vent into the attic produce the most moisture of the three and create the biggest fire hazard. Lint suspended in the air can catch fire as can the lint laying on the attic floor.
Warm moist air entering an attic condenses back to water quickly and can help mold grow on wood surfaces in addition to causing other problems.
Removing mold from wood surfaces in attics is very expensive, mostly due to access restrictions.
Vent kitchens, bathrooms and laundry equipment to the exterior of the building in order to avoid all these hazards and to avoid additional expenses in the future.
Whole house fan:
Whole house fans are usually found in humid parts of the country. Fans work because moving the air over peoples skin make them feel cooler. Evaporating moisture off people is a cooling process.
When fans are turned on the air movement causes louvers to open to allow air flow. Fans should be serviced at least once per season. Servicing entails cleaning the blades, oiling the bearings and making sure the louvers function properly.
Whole house fans are very high powered high volume fans designed to move remove large amounts of air from within a home to the exterior. Air must be allowed in through open windows in order to avoid putting the home under negative pressure. Allowing the pressure within a home to go negative should be avoided at all costs as major problems (such as sucking toxic gases out of the chimney or rain water through the roofing).

Condensation which leads to wood rot, excessive wall and ceiling cracking, etc. may build up in cold weather. There are several calculations necessary to determine the exact amount of ventilation required in any structure.
Attic ventilation is necessary to maintain a “healthy” attic. In hot weather attics with insufficient ventilation can build up excessive heat resulting, with some materials, shortened roof life.
Vents should be installed and/or screened over. Persons handy with tools can easily install extra vents and the home inspector is always available to explain the exact method best suited to your circumstances.

Often those without specific home inspection credentials or training offer home inspection services to the public. Sometimes credentials are not always what they seem. Hiring a home inspector who rubber stamps the home in order to obtain future referrals from real estate agents is a waste of money. Rock wool is a material which is made of granite rock or furnace slag which is melted at temperatures up to 3000 degrees F.
Rock wool is a good insulation material but has less insulation value than many other materials. It looks and feels quite like fiberglass but is darker in color.
Home inspectors cannot review or report on conditions that are not visible. Insulation covering parts of truss systems and other framing members prevents total review of the structural integrity of the building.
Truss clips, hurricane ties and other important anchoring devices often cannot be seen by the inspector if they are covered by insulation.
Batt type insulation consists of flexible strips of insulation in pre-cut widths and lengths. It is designed to fit between structural members, such as, rafters or joists. Batts may be faced with paper or foil, or may be unfaced. Usually it is stapled in place, but may be held in place by friction against the structural members on either side.

Prefabricated fireplaces, sometimes called zero clearance fireplaces, usually have dampers in the chimney inlet. Look up inside the fireplace and learn how to open and close the damper. Often prefabricated fireplaces will have shallow throats.
Be sure the screen and glass doors are closed during use of the fireplace to prevent embers from popping out onto the floor. Usually, there is a knock out plug for a gas line to enter the fire box. This hole must be sealed with a material able to withstand heat if a gas line is run through it. A fire clay type material is available at most fireplace dealers. Keep some tightly packed around the gas line, if there is one, where it penetrates the fire box.
Warning: prefabricated manufacturer's specifications vary from unit to unit. The inspector will not be able to comment on clearances, fire-stop applications, hearth or mantle extensions, whether the chimney vent cap is properly sized or affixed, etc., without these specifications.
Should you desire further information on these subjects, contact the seller, installer, or manufacturer in an attempt to obtain the specifications. If the specifications are located, the inspector can return to ascertain whether the installation guidelines have been followed.
Site-built fireplaces ordinarily are constructed of brick or block. Some have metal prefabricated fire boxes and are complex in construction. Most are simple with few or no moving parts other than the damper. Although the average wood-burning fireplace is not very efficient as a primary source of heat, it is still an extremely popular feature with home owners for its aesthetic value, and for the warmth and pleasure that can be derived from watching a crackling fire on a winter night. But a fireplace that smokes incessantly and spews flying embers out into the room, or one which just will not keep a fire burning after it is lit, is hardly a pleasure. In fact, it is of little use to anyone, either for practical or aesthetic reasons.
It pays to learn how to use your fireplace properly and take steps to correct any defects which make it smoke or burn poorly. A well designed fireplace will have a smoke shelf directly behind or above the damper (at the base of the flue). This serves a very definite purpose, in that it deflects or turns back down drafts so that they do not blow smoke out into the room; instead, the smoke is sucked back into the upward draft and up the chimney.

Take one or two (depending on weather and wind conditions) exterior air samples, one air sample from the basement or first floor and one air sample from the HVAC system (if you have hot air heat). If areas of suspected mold growth are found we will show them to you and provide you with our input as to how many swab samples should be taken and sample them for $60 each.
While many odors smell “like mold” and look “like mold” the only way to tell if they are actually mold and to determine if they are a toxic mold is to perform testing.
Our inspector is equipped to take mold samples in case a visual non invasive home inspection discovers the need for further evaluation and testing. The color of mold (black mold, green mold, white mold) is not an indication of exactly what the problem is.
